I'm a small time entrepreneur looking to open a small, traditional-style sauna club in Michigan, focused on simplicity, cleanliness and an authentic European sauna experience. The idea includes three saunas (men's, women's, and co-ed), cold plunges, separate and co-ed locker rooms and a lounge area, with fresh drinks available up front. Memberships would offer perks like unlimited visits and massage discounts. I'm looking for input on things like sauna setup (separate vs. co-ed or varying temps), design style, pricing, square footage and startup costs. I agree with the guy above, this is an exciting and well thought out business concept. My advice is probably that instead of just having a standard sauna, consider varying the temperatures and styles to offer more value.
like a traditional Finnish style sauna with an electric heater and stones, where you can pour water (löyly) to create a blast of humid heat, this is the core of the experience you want to create.

Yeah, the varying temperature advice is pretty good and I agree with them. I'm guessing you already have an idea of how much you'll need to spend on this, so I won't cover that. What I will mention are licenses and permits. Make sure you're doing everything legit to avoid problems with the law.
